Our Association, a non-profit, was established to provide a platform for residents to voice their concerns and work together to improve our neighbourhoods.

It aims to strengthen advocacy, host inclusive events, and improve amenities so residents can belong and thrive in a vibrant, welcoming environment.

Community Association vs. Homeowners Association

Association of Moraine Communities (AMC) = Community Association (CA) 

Ambleton Owners Association (AOA) = Homeowners Association (HOA)


Community Associations (CAs) and Homeowners Associations (HOAs) both support neighbourhoods, but they operate very differently. Here’s how they compare:


1. Membership

  • Community Association (CA):
    Membership is voluntary. Anyone who lives in the community can choose to join and support neighbourhood programs.
     
  • Homeowners Association (HOA):
    Membership is mandatory for residents living in an HOA-governed development. Homeowners automatically become members when they buy a property in the area.
     

2. Fees

  • CA:
    Membership fees are optional and help support events, programs, and community initiatives.
     
  • HOA:
    Fees are required and typically paid monthly or annually to cover maintenance and shared services.
     

3. Services & Responsibilities

  • CA:
    Focuses on community-building—programs, events, advocacy, neighbourhood planning, and recreational activities.
     
  • HOA:
    Handles property-related responsibilities, such as lawn care of shared areas, snow removal, architectural controls, and enforcing neighbourhood rules.
     

4. Rules & Enforcement

  • CA:
    CAs do not enforce property rules. Participation is voluntary, and there are no penalties for non-members.
     
  • HOA:
    HOAs can create and enforce rules (e.g., property appearance, exterior changes) and may issue fines for violations.
     

5. Governance

  • CA:
    Run as a non-profit organization, typically by elected volunteers from the community.
     
  • HOA:
    Operates as a legal governing body for a specific development, with the authority to enforce covenants, conditions, and restrictions (CCRs).
