Ambleton is a new Qualico community north of Evanston in Ward 2. After more than a decade of planning, Qualico broke ground on September 29, 2020, with walkable parks and protected off-street pathways linking homes to green spaces and future amenities.
Scale & features. The community covers ~64.7 ha (160 acres) across 8 phases, with 5 parks, ~7.3 km of planned regional/multi-use pathways, a future high school site, and a future commercial area.
Who lives here today. By May 2025 the developer reported Phases 1–3 turned over to the City for maintenance, Phase 4 substantially complete, Phase 5–6 nearing completion with active homebuilding, and Phase 7 under construction; so resident numbers are growing quickly (the City hasn’t published an official occupied-dwellings count yet).
At build-out. Plans and industry guidance point to “1200+” to ~“1300+” homes in total (mix of ~1,000 single-family plus 300+ multi-family), supporting roughly 3,000–3,500 residents.

Starling is a brand new Brookfield Residential community on the city’s far northwest edge (north of 144 Ave NW), launched with a grand opening on September 13, 2025. The plan highlights parks and greenways, a pump track and outdoor rink, and pathway connections through natural grasslands.
Scale & features. Starling offers laned duplexes, laned single-family, and front-garage homes, with community maps showing a mix of front-drive and rear-lane product, future municipal facility space, school/fields, and pathway networks tied to 14 St NW/144–160 Ave.
Who lives here today. Starling began show-home operations and first possessions in 2025; builders indicate active sales and multiple phases underway. Because the community just opened, the City hasn’t published an official occupied-dwellings total yet.
At build-out. Industry guidance indicates Starling is planned for ~2,300 homes (about 2,000 single-family plus ~300 multi-family), to be built over roughly a decade. That would translate to several thousand residents once complete.
